What is a double closing and do you fund them?+
A double closing is a same-day back-to-back transaction where you buy and sell the property. Yes — we fund the A-to-B leg, so your assignment stays private and the deal closes clean.
Do I need proof of funds?+
We provide proof of funds letters for qualified deals. Submit your deal first and we'll get you what you need to move forward.
What happens if my deal falls through?+
No funding fee on failed deals — ever. On EMD deals, the 5% TC coordination fee is non-refundable if the deal falls through. Double close and seller finance deals owe nothing if the deal doesn't close.
How fast can you actually fund?+
Fastest EMD we've done: 15 minutes. Standard turnaround is 24–48 hours. Double closes typically close in 5–7 business days depending on title.
Do you fund commercial deals?+
Yes, on a case-by-case basis. Call us to discuss the deal. Commercial double closes over $1M must close with our title company or attorney.
